and billed by CITY.<br />

D. Furnish and pay all charges for telephone, cable, internet or any other<br />

audio or visual services which relate to the CONTRACTOR’s use <strong>of</strong> the Pool and<br />

Pool Building operations.<br />

E. Furnish and pay all costs in connection with maintaining the interior <strong>of</strong><br />

the Pool Building together with routine maintenance there<strong>of</strong>, the janitorial services<br />

to include, but not limited to, cleaning <strong>of</strong> windows (inside and outside), removal <strong>of</strong><br />

trash, and the routine repair, maintenance, and replacement <strong>of</strong> interior<br />

furnishings, equipment and fixtures, such as faucets, lamps, light fixture<br />

diffusers, flushometers, shower heads, ADA wands and paper dispensers.<br />

F. If CITY or District elects to repair or replace interior furnishings,<br />

equipment, or fixtures as part <strong>of</strong> overall renovations to the Pool Building,<br />

CONTRACTOR’s shall be responsible for future repair and replacement costs for<br />

the new items as mutually agreed between the CONTRACTOR and CITY after<br />

repair and replacement is complete. If agreed, CONTRACTOR’s responsibilities for<br />

such repair and replacement will be documented by execution <strong>of</strong> an amendment to<br />

this agreement.<br />

G. CONTRACTOR shall keep the appearance <strong>of</strong> the Pool and Pool Building<br />

locker areas in a safe, clean and sanitary condition and reasonably free from<br />

rubbish during operating hours, to the satisfaction <strong>of</strong> CITY, which expressly<br />

retains and reserves the right to inspect the Pool and Pool Building at any<br />

reasonable time for this purpose. CONTRACTOR shall provide and maintain high-<br />

quality equipment and other interior furnishings or devices equal to or better than<br />

existing, required to operate the Pool and Pool Building.<br />

H. CONTRACTOR shall be responsible for work practices <strong>of</strong> subcontractors<br />

hired by CONTRACTOR, and financially liable for damages to building as a result<br />

<strong>of</strong> services provided by subcontractor hired by CONTRACTOR when working in the<br />

Pool Building facility.<br />

I. Furnish and pay all charges for <strong>of</strong>fice supplies.<br />

J. CONTRACTOR, at CONTRACTOR's own expense, may with the written<br />

approval <strong>of</strong> CITY change the locks on the rooms covered by this Agreement. If<br />

CONTRACTOR chooses to change the locks, two (2) master keys must be<br />
