regularly participating residents who, as a strong majority have been very happy with our<br />
programming and services. Over 95% <strong>of</strong> customers from a recent customer satisfaction<br />
survey, Attachment 9, indicated they were Very Satisfied with programs, services, and<br />
safety. CSC allows for the operation to continue seamlessly while allowing the <strong>City</strong> to<br />
negotiate any needed provisions for service changes in to the next contract.<br />
C. SWIM BUILDING MAINTENANCE.<br />
1. General cleaning, trash removal, stocking <strong>of</strong> paper supplies, and general maintenance <strong>of</strong> the<br />
locker rooms, locks, and fasteners, etc., will be maintained by CSC management and staff<br />
throughout each day. We would complete the appropriate work orders and communicate to<br />
the <strong>City</strong> staff as needed for any repairs agreed between the two parties as to responsibilities.<br />
CSC also maintains a locker room cleaning log visible to the public.<br />
2. Repair and replacement <strong>of</strong> windows, light bulbs, and fixtures that break or fall under need<br />
for repair due to normal wear and tear, shall be overseen by the management. Where<br />
appropriate CSC will hire contractors or services to do certain work. Windows shall be<br />
replaced by District, <strong>City</strong>, or CSC’s contractor, and paid by CSC.<br />
3. A pr<strong>of</strong>essional janitorial services company has been hired to service the facility 7 days per<br />
week throughout the year. We also schedule quarterly deep cleanings <strong>of</strong> the flooring in the<br />
locker rooms and restrooms.<br />
4. If awarded the opportunity to negotiate a contract, CSC would also like to negotiate an<br />
agreed reduction in the facility use fee or agreed substitute facility for each day the pool is<br />
required to be closed or is unable to be used due to operational system failure or required<br />
maintenance in either pool system operations or building/deck maintenance whether due to<br />
District or <strong>City</strong> causes.<br />
D. FINANCIALS<br />
1. The “Methodology” used in pricing is grounded first in market based survey’s and second<br />
in what our historical charges have been. We have maintained low rates for lap swimmers<br />
through discounts on regular uses via a punch pass, monthly pass, and annual pass. Each<br />
providing a lesser ‘per swim’ price from the drop-in rate. The more regular your use, the<br />
better the price per swim. This not only saves the participant money on each swim, it<br />
makes it more important to regularly exercise – which ultimately benefits the entire<br />
community. Surveys are also conducted annually to request input from customers, and we<br />
are always open to new ideas. One example being our competitive diving program which<br />
came from recreational divers who wanted the choice <strong>of</strong> an annual program rather than the<br />
seasonal <strong>of</strong>fering from the high school.<br />
2. Anticipated income is solely from the services provided and is generally outlined in our 6<br />
year Business Plan in Attachment 7. As a privately held sub-Chapter S <strong>California</strong><br />
corporation, we have not been required to report specific income for the programs in all<br />
11 years and two previous contracts to date. We would welcome the opportunity to<br />
clarify what the <strong>City</strong> needs and the extent that the information would remain confidential.<br />
3. As outlined in “10.a” above, we propose a 6 year contract and agreement with a 6 year<br />
option to extend the agreement to the current life <strong>of</strong> the <strong>City</strong>/District agreement, and as<br />
noted above, we are open to negotiate the term <strong>of</strong> the agreement.<br />
