REFERRAL AGENCIES
The following Referral Agencies are applicable to this application.
Concurrence
Department of Environment and Resource Management - Department of Environment and
Resource Management:
• Coastal management district;
• S3.1.6 Preliminary Approval is sought and the lot contains mapped native vegetation.
The Department has raised no objection to the proposal and has recommended a number of
conditions be included should the application be approved relating to maintaining the natural
coastal management district associated with Bells Creek and clearing remnant vegetation.
Department of Transport and Main Roads:
• development impacting on the provision of public passenger transport, and
thresholds;
• development impacting on railway safety and efficiency, and thresholds; and
• thresholds for development not contiguous to State-controlled roads.
The Department has raised no objection to the proposal and has recommended a number of
conditions be included should the application be approved relating to impact on State
controlled roads, taxi facility, road hierarchy, bicycle parking and end of trip facilities,
pedestrian and bicycle pathways and public passenger transport (bus stop infrastructure).
Department of Employment, Economic Development and Innovation (Fisheries Queensland):
• removal, destruction or damage of a marine plant.
The Department has recommended a number of conditions be included should the
application be approved relating to minimum buffer distances to Bells Creek and offsets for
the loss of marine plants and fish habitats.

• within 100m of a wetland; and
• within 100m of a marine park.
