EXECUTIVE SUMMARY<br />

A comparative per<strong>for</strong>mance analysis has been conducted to exam<strong>in</strong>e<br />

<strong>the</strong> various factors associated with establish<strong>in</strong>g and operat<strong>in</strong>g a commercial<br />

rose cut-flower greenhouse <strong>in</strong> ten different locations across <strong>the</strong> United States.<br />

The purpose of this study is to compile a consistent, unbiased, and<br />

mean<strong>in</strong>gful comparison of commercial greenhouse <strong>in</strong>dustry costs, <strong>the</strong><br />

variables affect<strong>in</strong>g those costs, <strong>the</strong> implications of alter<strong>in</strong>g key variables, and<br />

<strong>the</strong> f<strong>in</strong>ancial returns associated with <strong>the</strong> bus<strong>in</strong>ess operation. The results of<br />

this study will provide prospective bus<strong>in</strong>ess ventures with important data <strong>for</strong><br />

plann<strong>in</strong>g and decision mak<strong>in</strong>g.<br />

The <strong>in</strong>tent of <strong>the</strong> analysis is to exam<strong>in</strong>e various geographic regions<br />

with<strong>in</strong> <strong>the</strong> United States to determ<strong>in</strong>e sites with greater profitability <strong>for</strong> a new<br />

bus<strong>in</strong>ess operation. Because profitability is greatly-<strong>in</strong>fluenced by a wide<br />

diversity of compet<strong>in</strong>g factions, great care was taken to collect accurate<br />

<strong>in</strong><strong>for</strong>mation on each region. Plant productivity, def<strong>in</strong>ed as net blooms<br />

produced per plant per year, is largely dependent upon local climatic<br />

conditions and technological improvements. Regional variations <strong>in</strong><br />

productivity have been explicitly analyzed.<br />

In this report a hypo<strong>the</strong>tical rose cut-flower operation is placed <strong>in</strong> ten<br />

geographic regions throughout <strong>the</strong> nation. The greenhouse operation is<br />

assumed to be four acres <strong>in</strong> size and <strong>the</strong> facilities utilize current technologies.<br />

Tne operation is designed as a professionally-organized company with an<br />

owner /manager, grower, and salesperson. The primary product is a red<br />

hybrid tea rose <strong>for</strong> sale at wholesale. Sell<strong>in</strong>g markets vary by location, but <strong>in</strong><br />

general <strong>the</strong>y are large metropolitan areas.<br />

An economic model has been created to estimate various cash flow,<br />

f<strong>in</strong>ancial, and profitability issues that are important to a greenhouse<br />

operation. It is assumed that a new greenhouse bus<strong>in</strong>ess venture is<br />

established at a new location, because- <strong>the</strong> <strong>in</strong>tent of <strong>the</strong> model is to compare<br />

<strong>the</strong> ten sites on a start-up basis. No allowance or consideration is made <strong>for</strong><br />

exist<strong>in</strong>g greenhouse operations that may be associated with a bus<strong>in</strong>ess<br />

expansion <strong>in</strong> an already-established location. Estimates and as:;umptions<br />

were developed <strong>for</strong> <strong>the</strong> follow<strong>in</strong>g items: greenhouse capital costs, economic<br />
