S.U.T.A. (State Unemployment) TAX RATE: Unemployment<br />

taxes are calculated based on <strong>the</strong> standard rate <strong>for</strong> new employers<br />

and will vary by state. 0iew employers are assessed <strong>the</strong> stand::!.rd<br />

rate until such time that <strong>the</strong>y establish <strong>in</strong>dividual experience rates.<br />

WORKERS' COMPENSATION RATE: Workers' Compensation rates<br />

were obta<strong>in</strong>ed by contact<strong>in</strong>g <strong>the</strong> appropriate state offices. The rates<br />

apply to greenhouse workers <strong>in</strong> a newly-established greenhouse<br />

operation. Actual future rates will be determ<strong>in</strong>ed by each <strong>in</strong>dividual<br />

greenhouse's experience rate after a certa<strong>in</strong> time period.<br />

VEHICLE FEE: It is assumed that greenhouse operators will use<br />

a van <strong>for</strong> local deli very and miscellaneous errands; The fee refers to<br />

<strong>the</strong> estimated cost per mile that operat<strong>in</strong>g a vehicle requires.<br />

VEmCLE MILES DRIVEN PER YEAR: The delivery vehicle will<br />

be driven a given number of miles per year.<br />

GENERAL INFLATION RATE: The f<strong>in</strong>ancial model allows <strong>for</strong> <strong>the</strong><br />

projection of costs and revenues adjusted <strong>for</strong> <strong>in</strong>flation. A zero<br />

<strong>in</strong>flation rate implies a constant dollar analysis over <strong>the</strong> given time<br />

horizon.<br />

LABORER WAGE RATE: Labor costs <strong>in</strong>clude all wages paid to<br />

workers except adm<strong>in</strong>istra.ti ve and market<strong>in</strong>g personnel. The<br />

laborer wage rate cited is computed us<strong>in</strong>g <strong>the</strong> American Chamber of<br />

Commerce Researchers Association "Inter-City Cost of Liv<strong>in</strong>g Index.<br />

Third Quarter. 1988."<br />

WORK \\lEEK: The work week is assumed to be six. eight-hour<br />

days. Workers are not compensated at a higher overtime rate unless<br />

<strong>the</strong>y work over <strong>for</strong>ty-eight hours per week.<br />

PROPERTY TAX RATE:· Real property tax rates <strong>for</strong> each location<br />

were obta<strong>in</strong>ed by contact<strong>in</strong>g respective local and state government<br />

offices.<br />

Utility Assumptions<br />

ELECTRICITY ENERGY RATE: Electricity rates were determ<strong>in</strong>ed<br />

by contact<strong>in</strong>g local electric utility companies and are calculated <strong>in</strong><br />

terms of dollars per kilowatt hour. The rates <strong>for</strong> greenhouses<br />

typically fall under <strong>the</strong> "Commercial User" category. Cost calculation,<br />

are based on flat base rates with no allowances <strong>for</strong> factors such as<br />
