SECTION 4 - USE DISTRICTS<br />
4.1 Residential 10 – Single Family Residential<br />
4.1.1.1 Minimum lot area: 10,000 square feet<br />
4.1.1.2 Minimum lot width: 80 feet<br />
4.1.1.3 Minimum front yard: 30 feet<br />
4.1.1.4 Minimum side yard: 10 feet<br />
4.1.1.5 Minimum rear yard: 20 feet<br />
4.1.1.6 Minimum floor area: 1,000 square feet<br />
4.1.1.7 Maximum building height; 35 feet (2 ½ stories)<br />
4.1.1.8 Maximum lot coverage when not in an aquifer protection zone:<br />
4.1.2 Permitted Uses:<br />
4.1.1.8.1 When in an aquifer protection zone, a special permit for<br />
increased lot coverage shall be required for any lot<br />
coverage exceeding 25 percent above and subject to<br />
Section 20.5.<br />
4.1.2.1 Single-family dwellings.<br />
4.1.2.2 Two-family dwellings.<br />
4.1.2.3 Accessory uses customarily incidental to the above permitted uses,<br />
provided that such accessory use shall not include any activities<br />
conducted for gain.<br />
4.1.2.4 Signs subject to Section 16.<br />
4.1.2.5 Special Exceptions: The following uses may be permitted when<br />
granted a special exception by the <strong>Vernon</strong> <strong>Zoning</strong> Board <strong>of</strong> Appeals.<br />
4.1.2.6 Private non-pr<strong>of</strong>it clubs.<br />
