ZONING REGULATIONS<br />

4.20.5 Protective Provisions:<br />

4.20.5.1 To protect the traffic flow and improve the aesthetic character<br />

<strong>of</strong> Route 83. Lots, which abut Route 83, must meet the<br />

following open space requirements:<br />

Minimum lot area:<br />

Minimum lot width:<br />

Minimum front yard:<br />

1 acre<br />

150 feet<br />

60 feet<br />

Additionally no parking area shall be allowed within the<br />

required front yard <strong>of</strong> properties <strong>of</strong> Route 83.<br />

40.20.5.2 A complete Site Plan as required in Section 14 shall be<br />

submitted to the Commission as part <strong>of</strong> the Special Permit<br />

requirement.<br />

40.20.5.3 Parcels abutting the I-84 right-<strong>of</strong>-way and within the I-84<br />

Corridor as defined in the Master Plan <strong>of</strong> Development shall<br />

have minimum lot sizes <strong>of</strong> one acre, minimum lot widths <strong>of</strong><br />

one hundred fifty feet, and no parking or loading zones<br />

between the building and I-84 unless said parking areas and<br />

loading zones can be screened in such a manner as to<br />

preserve the overall aesthetic character <strong>of</strong> the area.<br />

4.20.6 Use Variances: Under no circumstances shall the <strong>Zoning</strong> Board <strong>of</strong> Appeals<br />

grant a variance for a use not allowed in this zoning district.<br />
