4.7 - RESIDENTIAL PRD – PLANNED RESIDENTIAL DEVELOPMENT<br />
4.7.1 Open Space requirements:<br />
4.7.1.1 Minimum lot area: 1 acre<br />
4.7.1.2 Minimum lot width: 150 feet<br />
4.7.1.3 Minimum front yard: 50 feet<br />
4.7.1.4 Minimum side yard: 20 feet<br />
4.7.1.5 Minimum rear yard: 50 feet<br />
4.7.1.6 Minimum floor area (single level)<br />
See Section 10, “Minimum Floor Areas”<br />
4.7.2 Permitted Uses: There are no permitted uses in this zone.<br />
4.7.3 Special Exceptions: There are no special exceptions in the PRD district.<br />
4.7.4 Special Permits: The following uses may be permitted when granted a<br />
Special Permit by the Planning and <strong>Zoning</strong> Commission:<br />
4.7.4.1 Multi-family units with a height exceeding two (2) stories or thirty-five<br />
(35) feet; provided, however, that such development does not exceed<br />
the density requirements <strong>of</strong> Section 4.7.5 below.<br />
4.7.4.2 Convalescent homes or nursing homes and assisted living facilities<br />
when connected to public water and sanitary sewer.<br />
4.7.4.3 Funeral homes.<br />
4.7.4.4 Hotel or motel.<br />
4.7.4.5 Hospitals, church buildings, schools, public libraries, public utility<br />
structures, governmental buildings, cemeteries, golf courses, country<br />
clubs, non-pr<strong>of</strong>it recreational facilities, and telecommunication<br />
towers.<br />
4.7.4.6 Lot coverage <strong>of</strong> sixty (60) percent or more, in order to grant this<br />
Special Permit, the Commission must find that this additional<br />
coverage will not increase the <strong>of</strong>f site storm water run<strong>of</strong>f or it is the<br />
written opinion <strong>of</strong> the <strong>Town</strong> Engineer that all storm water run<strong>of</strong>f<br />
should be discharged <strong>of</strong>f site. If the area is in an aquifer protection<br />
zone, the provisions <strong>of</strong> Section 20.5 shall also apply.<br />
4.7.4.7 Multiple single-family dwellings subject to the requirements <strong>of</strong> Section<br />
4.7.6, 4.7.7, and 4.7.8.<br />
