ZONING REGULATIONS<br />
4.18 - HISTORIC DISTRICT – RESTRICTED WATERSHED<br />
4.18.1 Open space requirements:<br />
4.18.1.1 Minimum lot area: 40,000 square feet<br />
4.18.1.2 Minimum lot width: 200 feet<br />
4.18.1.3 Minimum front yard: 30 feet<br />
4.18.1.4 Minimum side yard: 10 feet<br />
4.18.1.5 Minimum rear yard: 20 feet<br />
4.18.1.6 Minimum floor area 1,000 square feet<br />
4.18.2 Permitted uses:<br />
4.18.2.1 Those uses associated with the operation <strong>of</strong> a public water company.<br />
4.18.2.2 Public and non-pr<strong>of</strong>it parks.<br />
4.18.2.3 Wildlife sanctuaries or preserves when owned by non-pr<strong>of</strong>it entities.<br />
4.18.3 Special Permits: The following uses may be permitted when granted a<br />
Special Permit by the Planning & <strong>Zoning</strong> Commission.<br />
4.18.3.1 Single-family dwellings.<br />
4.18.3.2 Governmental buildings<br />
4.18.3.3 In additional to any other required permits or approvals, a Special<br />
Permit shall be required for any use or development in this zone<br />
when any <strong>of</strong> the following thresholds are met for any parcel or<br />
development.<br />
4.18.3.3.1 More than forty (40) <strong>of</strong>f-street parking spaces are<br />
required or;<br />
4.18.3.3.2 The proposed structure is within 200 feet <strong>of</strong> a<br />
residential structure or;<br />
4.18.3.3.3 The proposed development has any <strong>of</strong>f-street parking<br />
or loading spaces within one-hundred (100) feet <strong>of</strong> a<br />
residential structure or;<br />
4.18.3.3.4 The aggregate square footage for all structures on any<br />
parcel exceeds twenty-five (25) thousand;<br />
