ZONING REGULATIONS<br />

4.2 RESIDENTAL 15 - SINGLE-FAMILY RESIDENTIAL<br />

4.2.1 Open Space requirements:<br />

4.2.1.1 Minimum lot area: 15,000 square feet<br />

4.2.1.2 Minimum lot width: 100 feet<br />

4.2.1.3 Minimum front yard: 30 feet<br />

4.2.1.4 Minimum side yard: 10 feet<br />

4.2.1.5 Minimum rear yard: 20 feet<br />

4.2.1.6 Minimum floor area: 1,000 square feet<br />

4.2.1.7 Maximum building height: 35 feet (2 ½ stories)<br />

4.2.1.8 Maximum lot coverage when not in an aquifer protection zone: 25%<br />

4.2.2 Permitted Uses:<br />

4.2.1.8.1 When in an aquifer protection zone, a special permit for<br />

increased lot coverage shall be required for any lot coverage<br />

exceeding 25 % and subject to Section 20.5.<br />

4.2.2.1 Single-family dwellings.<br />

4.2.2.2 Accessory uses customarily incidental to the above permitted use,<br />

provided that such accessory use shall not include any activities<br />

conducted for gain.<br />

4.2.2.3 Signs subject to Section 16.<br />

4.2.2.4 Two-family dwellings.<br />

4.2.3 Special Exceptions: The following uses may be permitted when granted a<br />

special exception by the <strong>Vernon</strong> <strong>Zoning</strong> Board <strong>of</strong> Appeals.<br />

4.2.3.1 Private non-pr<strong>of</strong>it clubs.<br />

4.2.4 Special Permits: The following uses may be permitted when granted a Special<br />

Permit by the Planning and <strong>Zoning</strong> Commission:<br />

4.2.4.1 Pr<strong>of</strong>essional <strong>of</strong>fice when located in the same building as a private<br />

residence. Not more than two (2) persons shall be engaged in such<br />

activity. Such <strong>of</strong>fices shall not alter the essential residential character <strong>of</strong><br />

the property. In the case <strong>of</strong> conversion <strong>of</strong> existing residential structures,<br />

said conversion shall not alter the residential character <strong>of</strong> the exterior <strong>of</strong><br />

the building or increase the existing floor area <strong>of</strong> the building.<br />
