4.24 Planned Development Zone (PDZ): Gerber Farm Area
4.24.1 Purpose:
The purpose of this district is to allow orderly development consistent with
the Town Plan of Conservation & Development, while taking into account
the economic development, fiscal improvement of the community,
potential negative impacts on traffic, conservation, neighboring residential
areas and critical natural resources, including the protection of the
Hockanum River. This zone is directed at fostering a compatible mixture
of residential, commercial, and light industrial uses through the use of
appropriate placement of building and parking areas, as well as the use of
significant landscape buffers to provide an effective transition between
dissimilar uses.
