ZONING REGULATIONS<br />

2.9 Bed & Breakfast: An owner occupied residential property providing over-night<br />

accommodations for a period not exceeding twenty-one (21) days and meals to guests,<br />

but not operating a restaurant open to the public. A Bed & Breakfast establishment<br />

provides accommodations to transients with the hospitality <strong>of</strong> a residential environment.<br />

The provision <strong>of</strong> accommodations and/or meals is not an activity defined as “boarding<br />

house, convalescent home, group home, hotel, motel, restaurant, rooming home, or<br />

shelter.” There are large residential buildings, which are historically significant, that<br />

could be converted to Bed & Breakfast use. A Bed & Breakfast operation will continue<br />

the residential use <strong>of</strong> the building and provide an income for the maintenance <strong>of</strong> the<br />

property, without dividing it into smaller dwelling units. The intention <strong>of</strong> allowing a Bed<br />

& Breakfast use is the historic preservation <strong>of</strong> a property by providing a viable use that<br />

is compatible with the neighborhood.<br />

2.10 Best Management Practices: A practice, procedure or facility designed to prevent,<br />

minimize or control spills, leaks or other releases that pose a threat to groundwater.<br />

2.11 Boarding Home: A building, owner occupied, solely intended to provide food and/or<br />

lodging on a permanent basis to individuals.<br />

2.12 Building Area: The ground area enclosed by the walls <strong>of</strong> a building, together with the<br />

area <strong>of</strong> all covered porches and other ro<strong>of</strong>ed portions.<br />

2.13 Building Coverage: The percentage, which the aggregate area <strong>of</strong> all buildings on the<br />

lot bears to the area <strong>of</strong> the lot.<br />

2.14 Building Height: the vertical distance from the average grade <strong>of</strong> a structure to the<br />

highest point on the structure. For the purposes <strong>of</strong> this ordinance, the following shall be<br />

excluded from height determinations: Church spires, chimneys, flagpoles, supports for<br />

overhead utility lines, radio and television masts in commercial and industrial zones,<br />

radio and television masts and towers in residential zones that are less than 100 feet in<br />

height and are not operated for financial gain.<br />

2.15 Building Line: The line, which denotes the distance between the lot frontage and the<br />

point at which the principal building is constructed.<br />

2.16 Camping Park: A parcel <strong>of</strong> land, which has been planned for the temporary placement<br />

<strong>of</strong> two (2) or more seasonal or recreational vehicles.<br />

2.17 Certification: A signed, written approval by the Certifying Agent that a soil erosion and<br />

sediment control plan complies with the applicable requirements <strong>of</strong> these regulations.<br />

2.18 Co-Location: Means locating wireless communication facilities from more than one<br />

provider on a single site.<br />
