GORST PLANNED ACTION EIS | AFFECTED ENVIRONMENT, SIGNIFICANT IMPACTS, AND MITIGATION MEASURESoIndustrial: This zone allows a wide range of industrial activities, including heavy industry such asfabrication, warehousing, processing of raw materials, bulk handling and storage, construction, and heavytransportation. This zone is intended to provide sites for activities that require processing, fabrication,storage, and wholesale trade. Uses in the zone benefit from high visibility from freeways serving theregion, incorporate signage legible to fast-moving traffic, provide large areas for parking, and may includelarge-scale structures and/or outdoor display or storage areas. Design standards, buffering and/or othertechniques are used to mitigate the effects of the intense uses allowed in the FC zone on less intense adjacentuses. (BMC 20.86.010)• Industrial: The intent of the industrial (I) zone is to accommodate light and heavy industrial uses in locationswhere there is limited interaction with residential uses. Uses include large-scale and/or heavy industries in amanner that reduces impact to the community while meeting industry’s needs for easy access, large sites, andlocations that do not cause conflicts with residential and other less intense use areas. (BMC 20.94.010)• Low Density Residential: The intent of the low density residential (R-10) zoning district is to accommodatesingle-family housing by infilling at a range of lot sizes consistent with urban growth patterns. Some attachedsingle-family housing may be appropriate when responding to sensitive areas or with innovative design.Residential development at higher densities is encouraged at the edge of designated centers.
