GORST PLANNED ACTION EIS | AFFECTED ENVIRONMENT, SIGNIFICANT IMPACTS, AND MITIGATION MEASURESrecreational users, forestry workers, or people passing through on area roads. The overall character of the UtilityLands consists of undisturbed or resource-oriented forest.The Gold Mountain Golf Club is located in the central western portion of the <strong>Gorst</strong> Watershed. The character ofthis area is of developed open space.In the western portion of the watershed along SR 3 are portions of SKIA UGA and the Bremerton National Airport.A mix of land uses currently occupies this area, including a mobile home park, drive-in movie theater, lightindustrial uses, and undeveloped land. As a result, the area lacks a cohesive aesthetic but is generally highwayoriented and fairly utilitarian.Low density, rural residential uses occupy significant portions of the watershed, including the area south of SR 3along Sunnyslope Road SW and the areas immediately west and south of the <strong>Gorst</strong> UGA. These areas are occupiedby a mix of house types on larger lots and a road network characterized by two-lane or unstriped paved roadswithout curbs or sidewalks.The Port Orchard city limits extend into the southeastern portion of the <strong>Gorst</strong> watershed. This area contains apartially developed master planned residential community known as McCormick Woods.Figure 3.8-1<strong>Gorst</strong> Creek<strong>Gorst</strong> UGASource: City of Bremerton, undatedThe <strong>Gorst</strong> UGA is more intensely developed and urban in character than the non-UGA portions of the <strong>Gorst</strong>watershed. A mix of uses occupy the UGA including highway oriented commercial, single-family residential, lightindustrial uses, developed and undeveloped open space, and an operating gravel quarry. The UGA can be thoughtof as comprising several distinct aesthetic environments: the highway corridors of SR 3 and SR 16, the generallysingle-family residential areas located off the highway, the quarry, and scattered areas of undeveloped openspace.<strong>Draft</strong> | June 2013 3-118
