Neighborhoods:<br />

The­Marino­neighborhood­is­a­classicexample­of­the­cluster­theory­–­itsborderline­is­made­up­of­just­aboutall­possible­types­of­delimitations:­naturalboundaries,­industrial­zones,­railway­linesand­<br />

busy­ highways.­ And­ hence,­ we­ havethe­Moscow­River­on­the­south­side,­therailroad­<br />

to­ Kursk­ in­ the­ west,­ Nyzhnie­<br />

Polia­ and­ Tsimlianskaya­ Ulitsa­ on­ thenorthwestern­<br />

and­ northern­ borders,­<br />

Kuzminsky­ Park­ on­ the­ eastern­ side­ andthe­<br />

industrial­ zone­ of­ Kopotnia­ on­ thesoutheastern­border.<br />

Furthermore,­ Marino­ is­ a­ classicexample­<br />

of­ a­ suburban­ neighborhoodbased­on­a­modern­day­urban­developmentplan.­<br />

This­ cluster­ along­ with­ Yuzny­<br />

Butovo­have­become­symbols­of­economyclass­–­primary­residential­neighborhoodsbuilt­in­the­post-perestroika­period.­Thepositive­<br />

aspects­ of­ these­ symbols­ aretheir­<br />

contemporary­ look,­ apartmentswith­<br />

an­ improved­ layout­ with­ largekitchens­<br />

and­ halls,­ parking­ lots,­ theavailability­of­educational­facilities­andmedical­clinics­and­retail­and­recreationinfrastructures.­<br />

Incidentally,­ withregard­<br />

to­ the­ infrastructure,­ Marino­ isprobably­<br />

the­ best­ cluster­ in­ Moscow.­<br />

a Hymn to Modernity<br />

­ The­retail­sector­in­Marino­is­quite­well­developed­while­the­officereal­estate­segment,­on­the­contrary,­is­rather­underdeveloped­Themajor­reason­for­this­is­the­suburban­nature­of­the­neighborhood.<br />

and­ aqua­ park.­ Its­ downsides­ are­ abad­<br />

reputation,­ remoteness­ and­ a­ badecological­environment.­And­it’s­all­thesecharacteristics­that­make­up­the­profileof­the­neighborhood’s­residents.­They­arepeople­<br />

that­ were­ looking­ for­ affordablecontemporary­housing,­regardless­of­theneighborhood­(essentially­newly­arrivedresidents­<br />

that,­ unlike­ locals,­ were­ notlooking­for­the­specifics­of­older­Moscow­<br />

neighborhoods),­ people­ from­ waitinglists­<br />

for­ housing­ and­ former­ residentsfrom­<br />

old­ so-called­ five-story­ buildings,and­<br />

also­ people­ that­ purchased­ largeapartments­<br />

in­ the­ neighborhood’s­ newbuildings­<br />

in­ exchange­ for­ smaller­ onesin­the­city­center.­A­good­portion­of­theneighborhood’s­<br />

residents­ purchasedapartments­<br />

at­ a­ higher­ price­ than­<br />

Moscow’s­ average­ and­ demonstrates­ a­<br />

rather­ high­ level­ of­ income­ of­ its­ newpopulation.<br />

The­ cluster­ is­ Moscow’s­ 8th­ largestin­<br />

population­ with­ some­ 278,000residents.­<br />

The­ neighborhood­ is­ verydensely­populated­due­to­the­closely­builtconstructions­<br />

which­ provide­ very­ goodpotential­<br />

for­ retailing.­ Furthermore,­ itspopulation­is­quite­young­with­an­averageage­of­38.­The­average­monthly­income­in<br />

­­ The­cluster­is­Moscow's­8th­largest­in­populationwith­some­278,000­residents.­The­neighborhood­is­verydensely­populated­due­to­the­closely­built­constructionswhich­provide­very­good­potential­for­retailing.<br />

the­cluster­in­September­2008­representedabout­27,000­rubles.<br />

However,­ the­ opinion­ that­ thecluster’s­population­is­quite­young­is­onlypartially­<br />

true.­ The­ housing­ developmentbegan­<br />

in­ the­ 1970s.­ The­ average­ year­ ofconstruction­was­1994.­The­principal­kindof­<br />

housing­ built­ was­ the­ so-called­ panelhigh-rises.­<br />

There­ are­ also­ some­ 70­ newapartment­buildings­built­after­2003.­The<br />

neighborhood­ can­ be­ divided­ into­ threesub-clusters:­old­Marino­–­Novocherkassky­Blvd.­to­Liublinskay­Ulitsa;­new­Marino­–the­<br />

neighborhood­ from­ Liublinskaya­<br />

Ulitsa­ to­ Verkhnie­ Polia­ Ulitsa­ and­ theneighborhood­<br />

beyond­ ­ Verkhnie­ Polia­<br />

Ulitsa.­ The­ first­ sub-cluster­ is­ the­ oldestand­<br />

is­ made­ up­ of­ P3­ and­ P44­ buildingsand­<br />

its­ residents­ are­ mainly­ people­ thatreceived­apartments­from­the­government.­The­second­sub-cluster­is­made­up­of­laterday­constructions­and­there­are­some­blockand­brick­buildings.­The­third­sub-clusteris­the­youngest­and­was­built­from­2000­to­2004,­and­is­made­up­substantially­of­P3Mand­P44T­buildings.<br />

The­ cluster­ has­ its­ own­ socialinfrastructure.­Construction­was­conductedon­<br />

a­ block­ by­ block­ basis­ and­ each­ blockhas­<br />

its­ own­ kindergartens,­ schools­ andother­<br />

social­ facilities.­ The­ neighborhoodhas­23­medical­institutions,­39­schools­and­<br />

49­ kindergartens.­ The­ neighborhood­ alsohas­its­own­indoor­ice­rink.<br />

Notwithstanding­ its­ remoteness,­ the­<br />

Marino­ cluster­ is­ not­ as­ isolated­ as,­ forinstance,­<br />

Novogireevo.­ On­ the­ northernside­<br />

it’s­ connected­ to­ the­ neighboringarea­<br />

by­ various­ parallel­ streets.­ Itsaccessibility­by­car­from­the­center­is­not­
