6.2.7 BLADENSBURG/FORT L<strong>IN</strong>COLN<br />
PHYSICAL CHARACTERISTICS<br />
Location and Land Area This area stretches along Bladensburg Road, NE, between South<br />
Dakota Avenue and Eastern Avenue, the <strong>District</strong>’s Maryland border. The site is 32.93 acres,<br />
comprising 1.25 percent <strong>of</strong> the <strong>District</strong>’s industrial study areas.<br />
Building Typologies The buildings are generally low-rise brick and concrete block structures,<br />
some set against the street, some set back behind parking lots.<br />
General Site Condition The site is more commercial than industrial in appearance. The<br />
prevailing image is <strong>of</strong> bustling auto repair shops.<br />
<strong>LAND</strong> USE<br />
Land Use, General Character, and Function Land uses include commercial,<br />
transportation/utility, institutional, and residential. This strip includes at least three houses <strong>of</strong><br />
worship, about five auto-repair shops, a convenience store, a social service <strong>of</strong>fice, three low-rise<br />
residences (which may be associated with the churches), value retail, and mechanical<br />
contractors.<br />
Surrounding Land Use Context The area is surrounded by low-density residential<br />
neighborhoods, with some higher density residential to the south.<br />
Access and Circulation All sites enjoy good access to Bladensburg Road. There are no<br />
circulation problems, although parking on worship days may be difficult.<br />

Major Tenants The most common tenants here are auto repair shops and houses <strong>of</strong><br />
worship.<br />
Ownership Patterns and Property Assemblages Two owners control several properties each:<br />
Samuel J. Decker and Bristol Bladensburg LLC.<br />

Environmental Issues There are no known environmental issues, but it can be surmised<br />
that there is some petroleum contamination and run<strong>of</strong>f from the auto shops.<br />
