Access and Circulation Access to and circulation to and within the site is excellent.<br />

PROPERTY DATA<br />

Major Tenants WASA maintains a water pumping station on the western side near 13 th<br />

Street. A childhood development center, neighborhood development corporation, Library for the<br />

Deaf and Handicapped, <strong>District</strong> <strong>of</strong>fice, and the High Road School comprise the social service<br />

nature <strong>of</strong> this site. As noted above, there are also two storage buildings and two auto repair<br />

shops, as well as a custom cabinet maker.<br />

Ownership Patterns and Property Assemblages There are no significant assemblages,<br />

although the two largest parcels are held by Himmelfarb Properties, LLC.<br />

OTHER<br />

Environmental Issues There are no known environmental issues at this site.<br />

Historically or Architecturally Significant Buildings There are no discernible historic or historiceligible<br />

buildings in these areas.<br />

Development Pressures There are no known or obvious development pressures on this<br />

site.<br />

Other Planning Issues Any development on this site should be undertaken with the<br />

adjacent school, residential, and neighborhood retail areas in mind.<br />

KEY F<strong>IN</strong>D<strong>IN</strong>GS<br />

This is a concentration <strong>of</strong> neighborhood and social services. There is little or no<br />

vacancy.<br />

Current uses can remain, but adjacent residential and educational users preclude<br />

expansion <strong>of</strong> the area or transition to heavy industrial uses. A mixed-use designation<br />

is appropriate here.<br />

PHYSICAL CHARACTERISTICS<br />

Location and Land Area Located on the east side <strong>of</strong> 7 th Street NW between Barry Place on<br />

the north and Florida Avenue on the south, this site occupies 18.81 acres, or about 0.71 percent<br />

<strong>of</strong> the <strong>District</strong>’s industrial land.<br />
