PROPERTY DATA<br />
Major Tenants There is currently only one tenant, an alcohol distribution facility.<br />
Ownership Patterns and Property Assemblages None. The urban renewal area is controlled<br />
by public and quasi-public entities.<br />
OTHER<br />
Environmental Issues There are no known environmental issues.<br />
Historically or Architecturally Significant Buildings There are no historic or historic-eligible<br />
buildings.<br />
Development Pressures The <strong>District</strong> is planning for the commercially zoned portion <strong>of</strong> the<br />
area to be developed as a large and medium format destination shopping center, including a<br />
Costco. Limited neighborhood serving retail is also possible.<br />
Other Planning Issues A portion <strong>of</strong> this area was listed on the October 19, 2005 DRAFT<br />
Land Use Change Map as area L. It is identified for further residential development is both a<br />
Housing Opportunity Area and Development Opportunity Area under the existing<br />
Comprehensive Plan.<br />
KEY F<strong>IN</strong>D<strong>IN</strong>GS<br />
With the exception <strong>of</strong> a planned destination retail shopping center, there are very few<br />
development pressures on this sub-area, although the retail center may increase<br />
development pressures.<br />
The area enjoys excellent interior circulation, highway access, and ability to<br />
accommodate modern, large-floorplate buildings.<br />
It is not zoned industrial, and would be best programmed for a technology-oriented<br />
R&D <strong>of</strong>fice park or strategic public PDR use if the retail development does not move<br />
forward.<br />
6.2.9 NEW YORK AVENUE/BLADENSBURG<br />
PHYSICAL CHARACTERISTICS<br />
Location and Land Area This is the second-largest sub-area <strong>of</strong> industrial study areas,<br />
encompassing 348.10 acres and comprising 13.22 percent <strong>of</strong> the <strong>District</strong>’s industrial land. It is<br />
an irregularly shaped area centering on New York Avenue and the railroad corridor,<br />
approximately west <strong>of</strong> South Dakota Avenue and east <strong>of</strong> West Virginia Avenue and 18 th Street<br />
NE.<br />
