Development Pressures There are few apparent development pressures in this area,<br />

although there have been some preliminary discussions regarding a possible proposal to<br />

develop a piece <strong>of</strong> land, which is currently not used for industrial purposes, as residential.<br />

Other Planning Issues There is a need to buffer the residential areas from the autorelated<br />

uses on Bladensburg. This is listed as area 22 on the October 19, 2005 DRAFT Land<br />

Use Change Map.<br />

KEY F<strong>IN</strong>D<strong>IN</strong>GS<br />

The automobile-related uses concentrated along Bladensburg appear viable but<br />

require some buffering from adjacent residential communities.<br />

The area also represents a concentration <strong>of</strong> non-industrial uses. Relocation <strong>of</strong> these<br />

uses is not likely, although some redevelopment <strong>of</strong> these lands is possible.<br />

Therefore, buffering between incompatible land uses is needed.<br />

6.2.8 FORT L<strong>IN</strong>COLN URBAN RENEWAL<br />

PHYSICAL CHARACTERISTICS<br />

Location and Land Area The Fort Lincoln Urban Renewal Area is a very large,<br />

strategically-located site just inside the <strong>District</strong> boundary with Maryland accessible from New<br />

York Avenue (Route 50). It encompasses about 91.88 acres, or 3.49 percent <strong>of</strong> industrial study<br />

areas.<br />

Building Typologies The only building is a modern one-story, large floor plate alcohol<br />

distribution facility.<br />

General Site Condition The site condition <strong>of</strong> the existing building is good. The balance <strong>of</strong><br />

the area consists <strong>of</strong> rolling slopes and is covered with overgrown brush and immature<br />

woodland.<br />

<strong>LAND</strong> USE<br />

Land Use, General Character, and Function The only current facility is an alcohol<br />

distributor, which enjoys good access to both the <strong>District</strong> and the suburbs. A Costco and other<br />

large to medium format retail stores are planned for the commercially zoned portion <strong>of</strong> this area.<br />

Surrounding Land Use Context The surrounding area is semi-wooded. Multi-story<br />

residential buildings are located on Fort Lincoln Drive.<br />

Access and Circulation The roads within this area provide excellent truck access and<br />

circulation. Access from inbound New York Avenue/Route 50 is excellent, but the outbound<br />

traffic must navigate a difficult exit onto South Dakota Avenue to access the site.<br />
