Environmental Issues While no specific contamination is known, run<strong>of</strong>f and other<br />
pollutants from the bus garage may contribute to soil and water contamination. Fumes from<br />
buses probably contribute to high localized particulate levels.<br />
Historically or Architecturally Significant Buildings There are no discernible historic or historiceligible<br />
buildings in these areas.<br />
Development Pressures WMATA has issued an RFP for a joint venture partner to help<br />
redevelop and reposition the site, and possibly relocating the bus garage.<br />
Other Planning Issues Any development on this site should be in keeping with the<br />
surrounding residential area.<br />
KEY F<strong>IN</strong>D<strong>IN</strong>GS<br />
About 1/3 <strong>of</strong> the site is underutilized and is a good site for light and moderate<br />
municipal uses to collocate.<br />
The active WMATA bus depot is strategically located and should remain in use.<br />
6.2.16.2 Scattered Site 2<br />
PHYSICAL CHARACTERISTICS<br />
Location and Land Area Just southeast <strong>of</strong> Scattered Site 1, this scattered site is bounded<br />
by 13 th Street, NW, Upshur Street, Kansas Avenue, and Taylor Street. The site is 10.48 acres,<br />
representing 0.40 percent <strong>of</strong> the <strong>District</strong>’s industrial land.<br />
Building Typologies The buildings are primarily two- and three-story brick and concrete<br />
commercial structures. Several have adjacent parking; one has a parking deck on top.<br />
General Site Condition The buildings and sites are well-used and in good condition. There<br />
do not appear to be any vacancies.<br />
<strong>LAND</strong> USE<br />
Land Use, General Character, and Function This site is primarily a mixture <strong>of</strong> social<br />
service centers and commercial uses. Out <strong>of</strong> thirteen buildings on the site, two are self-storage,<br />
two are auto repair, five are social service related, one is a custom cabinet maker, and one is a<br />
WASA pumping station.<br />
Surrounding Land Use Context Primarily low- and moderate-density residential areas<br />
surround this site. However, a high school and related athletic field/open space border to the<br />
north, across Upshur Street. Kansas Avenue meets Georgia Avenue in a commercial/retail<br />
intersection only one-half block away.<br />
