The land use surveys conducted as part <strong>of</strong> this study revealed a large diversity within DC’s industrial<br />
zones, but with the following patterns standing out:<br />
Land use in many areas is dominated by a few giant government and institutional users, such<br />
as DC government, the US Postal Service, and WMATA.<br />
Wholesalers and distributors dominate the Florida Avenue Wholesale Market, and are scattered<br />
in small and mid-sized buildings elsewhere.<br />
Other common uses are building/HVAC contractors and automobile repair establishments.<br />
There is already a significant amount <strong>of</strong> non-PDR activity in the industrial zones, including <strong>of</strong>fice<br />
uses, retail uses, and residences.<br />
Areas that are defined industrial districts with configurable space in good condition tend to<br />
exhibit high occupancy rates and the greatest variety <strong>of</strong> businesses.<br />
Comparing these conditions with the responses generated by the survey show some correlations.<br />
Many <strong>of</strong> the respondents are not PDR businesses. Of those that are, wholesaling was the most<br />
common business category, followed by manufacturing, then construction/contracting. The survey<br />
