Modernisation “Mariahilfplatz“ Mariahilfplatz 19 - 31, Mariahilfstrasse 24, Schweigerstrasse 16 Those who have only ever seen Mariahilfplatz looking towards the Auer Dult are amazed by the large, peaceful area around the brick church. With the crunch of gravel audible as you walk, your gaze is drawn towards to the slim 1950s buildings that surround the square. The buildings appear relaxed and unaffected. The rear-facing buildings of the complex reach out into the green space like fingers. Beneath the old trees there is a real sense of calm – in the heart of Munich. There are always two aspects characterising the ever more complex modernisation and renovation activities performed by GWG München: the small apartments have to be enlarged and the partly rotten building structure has to be brought in line with modern energy requirements. Between June 1997 and May 2000, the Wolfgang Stocker architects bureau from Munich conducted the comprehensive modernisation of the residential complex constructed in 1952 - 1959. This resulted in 131 privately financed residential units plus a further 22 subsidised apartments in the newly converted attics. “The highquality modernisation of the buildings is one of our most important construction tasks,” explains the architect, calling for people to take a holistic view of the “use of existing building structures” – from energy efficiency to reconcilable urban concentration. The “Second programme of sustainable improvement of GWG München rental apartments by modernisation, major repair and attic conversion,” or GMP for short, initiated in 1992, bore fruit in the estate at the Mariahilfplatz. The addition of balconies meant that the apartments could now look out to the green inner city areas, and coal water boilers and oil heaters were replaced with central heating.
