Modernisation St.-Michael-Strasse 118 - 132 Modernise or rebuild? This was the question that had to be addressed at the end of the 1980s when it became increasingly clear that the buildings from the 1930s no longer complied with present standards and were becoming increasingly ramshackle. In September 1990, the decision was made: The supervisory council of GWG München determined that the block at St.-Michael-Strasse 118-132 would be modernised, with the requirement that modernisation only made sense if the future rent was considerably lower than that of a newly built social residence. This could only be achieved by applying “constraints in the standard of conversion” (GWG Journal 86, 1990) and if the GWG München covered substantial costs themselves. In order to render an objective decision regarding costs, rents and living value, the next block on the St.-Michael-Strasse was subsequently demolished and replaced by a new building. This comparison enabled conclusions to be drawn on which to base future projects. The modernisation plans drawn up by the Lenz+Partner architects bureau significantly raised the living standards in the block thanks to the increase in apartment size and installation of central heating and bathroom facilities. Forty small apartments of 35 square metres each were converted into 26 small and six family-sized apartments.
