Chairman Dwyer read the petition for public
Village of Palatine, seeks to amend the Palatine
relating to uses and bulk restrictions in the
The following petitioner's exhibits were introd
1. B1, B2, and B3 Use Lists
2. Proposed Text Changes
Kevin Anderson was sworn in.
He said that in an
to changing conditions, staff
has reviewed zon' They the best method to resolve
discrepancies is
uses and bulk restrictions across
zoning districts
lum Grove rd. on the east, Wood st. on
nson st. on the south. Only properties within
CBD zoning classification.
classification exists there. Properties zoned B3
abut those
Several planned developments exist as well as lots
zoned for ut
This all results in scattered zoning designations
among unified b
goes against the intent of the CBD and the Downtown Land
Use Guide that ai . a walkable retail area with front setbacks that allow
buildings to face to pedestrians.
He said the discrepancies in the use lists create similar issues, i.e. an artist's studio that
is permitted in the B3 zone but not in B1. To be even more specific, this means one
could open for business at 47 W. Slade st. but not at 45 W. Slade st.
'Anderson said staff would like to allow uses that are seen as compatible in the CBD, but
it does not want a person to lose the ability to use his property as it is currently zoned.
Therefore, staff proposes including the B3 use list for all properties in the CBD
regardless of underlying zoning, while still also continuing to allow the use list of the
underlying zoning. Therefore, if a property is currently zoned B1, the use lists of the B1
and B3 districts would apply.
