The Subject Property contains a multi tenant building and shopping center at the northwest comer <strong>of</strong> <br />

Bothwell Street and <strong>Palatine</strong> Road. The Petitioners, lessees <strong>of</strong> the property, want to operate a yoga <br />

studio. Therefore they are seeking: <br />

Special Use to permit a health club (Yoga Studio) larger than 3,000 square feet pursuant<br />

to Section 11.02(d)(17) <strong>of</strong> the <strong>Palatine</strong> Zoning Ordinance.<br />

ANALYSIS:<br />

• The Subject Property is zoned B-1, General Business. Petitioners are proposing to open a yoga <br />

studio and occupy tenant spaces at 1- 5 N. Bothwell. <br />

• Business name would be Bikram Yoga <strong>Palatine</strong>. The business would employee 2-8 people.<br />

• The proposed hours <strong>of</strong> operation are Monday - Friday, 9:30am to approx. 8:00pm, Saturday and <br />

Sunday, 8:00am to approx. 5:30pm. <br />

• The business plan indicated that there are no more than 4 classes per day, 90 min in length. Based<br />

upon the proposed class schedule and size <strong>of</strong> the tenant space, the Petitioners anticipate an average <strong>of</strong><br />

20 students per class. This is reflected in the submitted business plan and a component <strong>of</strong> the<br />

proposed Special Use ordinance.<br />

• The tenant space is approximately 3,600 square feet. A complete remodel <strong>of</strong> the space is <br />

anticipated. <br />

• The new space will include a lobby area, men's and woman's changing rooms with showers, <br />

mechanical room and a yoga studio room. <br />

• The approximate size <strong>of</strong> the space is 3,600 square feet; 12 parking spaces would be required (1 <br />

space per 300 sf). Staff has no concems about the parking. <br />

• In addition to street parking, there are 3 near by public parking lots which could be utilized by customers<br />

and the property owner is constructing a 13-stall parking lot, with loading zone, directly east <strong>of</strong> the<br />

building.<br />

• The Petitioners have operated a yoga studio in St. Charles for four years. This would be their second <br />

location. <br />

ALTERNATIVES:<br />

1. Recommend approval <strong>of</strong> the Special Use.<br />

2. Do not recommend approval <strong>of</strong> the Special Use.<br />
