This DistriCt affords,, district offering two development options: 'a form of overlaya. 'Residential Mixed'-Use project deveioped only when developed as a single integratedproject consisting of multiple residential towers with an optional hotel tower! strctueconstructed over totally enclosed, ventilated, andscreened structued parking withaccessory retail and commercial uses and only in conjunctionwith the development of aneighteen (18) hole golf course and associated waterfont walkway improvements. Thegolf course shall be existing or it must be constructed simultaneously with the mixed-use"project. The purpose of the decked garge is two fold; it accommodates accessory parking;in a screened environment and utilzes the change in grade of the site to deck and therebycreate land area needed atthe appropriate elevation to provide for active golf course areaof the l8-hole golf course. The golf course shall be partially located within this distrctwith portions on the deck, including the club house, driving range and portions of variousholes and.fairways, andpariàlly on adjacent propert. 'Specific uses may include: Residential dwellngs; Mme occupations; full serviCe, class Ahotels with a three meal restaurat and on:'site related banquette/conference/spa facilties;public or private recreation and open space (including golf coUrses, driving rages, club .house and associated,golffaciIities, health clubs, tennis courts,off-street parking and loading;etc.); Accessory decked',ferr stops including piers and passenger waiting areas;restaurants and nightclubs; baning facilties and financial institutions; accessoryprofessional and business offices; retail sales of goods and services intendedto serve the, residentpopulation of and visitors to the project area. Uses customarly accessory to 'theseuses shalla,lso be permitted. More than one use may occupy any buiIding. Specific uses, prohibited include natural gas, transmission lines. 'This project may be phased however, the golf course shall be constrcted prior to orcontemporaneow5lY with the constncIion of Phase i if implementation ispermittedb~ If the proposed development within this distrct does not meet the above criteria, then thepermitted uses in this distriCt shall include only hotels, as regulated in the IndustrialDistrict above, but with garge design façade, and internal ventilation requirements assetforth for the Residential Mixed-Use Zone.
