The development has 79 protected flats and 4 commercial

premises, divided into 7 blocks, each of 5 storeys, with

distances, setbacks and different twists between them,

with open spaces between them, creating a formal and

volumetric imbalance, that together with the corridors

that cross or join them, provide multiple perspectives and

offer a spatial permeability between the Carretera de Mata

road and the suburb of El Polvorin.

There are three vertical communication nodes (stairs and

lift) that are created as independent volumes that, due to

their size and the materials that have been used, adopt an

important visual and configuration autonomy in contrast

to the blocks of flats.

The properties are classified into four different types, the

differences of which are based on the number of bedrooms

and bathrooms, whereas the layout, orientation and sizes

of the rooms largely remain the same.

The main type of property has a total usable surface of

68.00 m 2 , occupying a rectangular shape of 10.95 x 7.20 m.

The interior distribution is organised from the living-dining

room, from which there is a hallway that places three

bedrooms to one side and the humid areas to the other,

kitchen, terrace and bathroom. This functional hierarchy

has the aim of alternating the position of the rooms by

blocks so that day and night areas coincide in the same

free space or patio.

The walls of the blocks maintain a high uniformity,

whereby the volumetric of the overall building is

highlighted, with different solutions for the façade on

Carretera de Mata road and the façade looking towards

the suburb of El Polvorin.

The main façade is the result of the comb distribution of

the blocks with the interconnecting corridors, creating

parallel and open patios at its edges that improve the

permeability and the visual relationship between both

sides.

The rear façade, highly visible due to its elevated position

regarding the rest of the suburb means that the corridors,

made opaque by using slats, become the unifying element

of the building.

The dominating material is the white-painted screed,

whereby the dark grey phenolic panels of the side

walls and the mortar become relevant, as they have

the appearance of exposed reinforced concrete, the

communication nodes, as well as the silver-coloured

objects of the slats on the northern façade.
