Clarifications and Assumptions for Life Cycle Analysis Report<br />

1. We have calculated anticipated revenues for lease spaces as $25sf annually<br />

for all venues except the Restaurant will be at $20 sf.<br />

2. The restaurant lease is at a lower price as they will be expected to construct<br />

their own facility and to maintain it. We used 8,000sf for the restaurant.<br />

3. We used the program square footages under October column on A2-03<br />

With the exception <strong>of</strong> the Bait Shop - Concessions - Kayak Rental<br />

we used the September column for revenue calculations<br />

4. We anticipate an average <strong>of</strong> $2,000 per week in special event bookings.<br />

These can be Weddings, Corporate Dinners, Concerts, Charity Events, etc…<br />

5. Maintenance costs are dramatically reduced with the new Pier <strong>Design</strong>.<br />

Everything over the water is being designed with a 50+ year life span.<br />

Pressure washing all horizontal surfaces and sealing annualy is a minimum<br />

requirement, spot cleaning will be necessary as needed.<br />

6. Calculated light fixture bulb replacements based on all lighting being LED.<br />

7. All costs are escalated to 2016 numbers and carried forward with annual<br />

escalation factor <strong>of</strong> 1.8% per year as projected by The Department <strong>of</strong><br />

Defense Facilities Pricing Guide - Construction Escalation Rates Table<br />

8. Based maintenance costs on four full time employees performing all<br />

daily maintenance tasks and the labor for the pressure washing/sealing.<br />

9. Included costs for a service agreement to maintain the elevator.<br />

10. Included cost for service agreement to maintain the sewage pumps.<br />

11. Floating docks have a useful life span <strong>of</strong> 30 years and have been included<br />

in the replacement schedule calculations.<br />

12. Asphalt paving will require replacement every 20 years and have been<br />

included in the replacement schedule calculations.
