Classifying East Liberty Station<br />

In <strong>the</strong> larger context <strong>of</strong> <strong>the</strong> East Busway<br />

East Liberty can be classified as a Mixed<br />

Use Center, meaning it is a fairly dense<br />

mixed-use urban place with a balance <strong>of</strong><br />

housing and jobs present with in a half-mile<br />

<strong>of</strong> <strong>the</strong> <strong>station</strong>. The majority <strong>of</strong> <strong>station</strong>s on<br />

<strong>the</strong> busway have a mixed use character,<br />

but apart from Negely Station and <strong>the</strong><br />

Downtown terminus East Liberty has <strong>the</strong><br />

highest land use intensity and is <strong>the</strong> most<br />

significant employment center on <strong>the</strong><br />

Busway. Along <strong>the</strong> main stretch <strong>of</strong> <strong>the</strong><br />

Busway only Negely Station is surrounded<br />

by higher density development, with a<br />

larger residential population situated in <strong>the</strong><br />

half-mile transit shed.<br />

The <strong>station</strong> typology classification is<br />

useful because it <strong>of</strong>fers a best practice<br />

development target base line to measure<br />

proposed TOD against as <strong>the</strong> <strong>station</strong> area<br />

is developed in <strong>the</strong> future. As is reflected<br />

in <strong>the</strong> development targets, mixed-use<br />

centers tend to cover a wide range <strong>of</strong><br />

densities, from 25 units/acre all <strong>the</strong><br />

way up to 75 units/acre with residential<br />

development typologies ranging from town<br />

houses to mid-rise apartment and condo<br />

buildings. The development guidelines<br />

also recommend a broad mix <strong>of</strong> uses<br />

from housing and <strong>of</strong>fice to retail, and<br />

institutional uses.<br />
