Real Estate Market Overview and<br />
Current Business Climate<br />
Commercial: The neighborhood saw its<br />
first spurt <strong>of</strong> commercial revitalization<br />
in <strong>the</strong> late 1990s with <strong>the</strong> construction<br />
<strong>of</strong> a new Home Depot retail store on <strong>the</strong><br />
site <strong>of</strong> a failed Sears. Soon, Whole Foods<br />
Market followed on an abandoned stretch<br />
<strong>of</strong> Center Avenue during <strong>the</strong> first phase<br />
<strong>of</strong> <strong>the</strong> Eastside project by <strong>the</strong> Mosites<br />
Company. Several buildings within <strong>the</strong><br />
central business district were rehabilitated<br />
with a mix <strong>of</strong> <strong>of</strong>fices above ground floor<br />
commercial space. Additionally, <strong>the</strong><br />
restaurant and entertainment district<br />
along South Highland Avenue in Shadyside<br />
started to expand across into <strong>the</strong> East<br />
Liberty core.<br />
Additional retail and entertainment space<br />
was added through <strong>the</strong> completion <strong>of</strong><br />
<strong>the</strong> $32.5 million 2nd phase <strong>of</strong> Eastside<br />
by <strong>the</strong> Mosites adjacent to Whole Foods.<br />
Constructed on an assemblage <strong>of</strong> five<br />
parcels along <strong>the</strong> Busway to <strong>the</strong> South<br />
Highland Avenue bridge, this phase<br />
includes an 85,000 square foot, threestory<br />
multi-building development with a<br />
deck parking structure. Completed in 2007,<br />
<strong>the</strong> project features tenants including<br />
Walgreen’s, TREK Bicycle shop, Wine &<br />
Spirits store, FedEx Office, Starbucks, a<br />
PNC Branch Bank, independent retailers<br />
and several restaurants. Mosites continued<br />
<strong>the</strong>ir efforts with development <strong>of</strong> a Target<br />
Department store on Penn Avenue which<br />
recently opened in <strong>the</strong> summer <strong>of</strong> 2011.<br />
