• These types of arenas can offer good sightl<strong>in</strong>es for sports <strong>and</strong> spectator events, but may<br />

lack flexibility <strong>in</strong> accommodat<strong>in</strong>g certa<strong>in</strong> events, such as those requir<strong>in</strong>g a large flat floor.<br />

These facilities also typically lack meet<strong>in</strong>g <strong>and</strong> breakout space that is required <strong>by</strong> many<br />

flat floor event organizers<br />

• The second facility type, the multi-purpose facility offer<strong>in</strong>g spectator <strong>and</strong> flat<br />

floor/meet<strong>in</strong>g space, is often a preferred option <strong>in</strong> markets that seek to accommodate a<br />

wide variety of facility needs <strong>in</strong> one structure. While the multi-purpose nature of this<br />

facility configuration is beneficial, the flexibility of the ma<strong>in</strong> arena may compromise the<br />

sightl<strong>in</strong>es associated with a st<strong>and</strong>ard arena configuration.<br />

• An advantage of st<strong>and</strong>ard arenas with at least one primary sports tenant is the ability to<br />

generate revenue through premium seat<strong>in</strong>g offer<strong>in</strong>gs such as private suites <strong>and</strong> club seats.<br />

While concerts <strong>and</strong> other special events add value to the premium seat lease, the presence<br />

of tenant sports teams often serves as a primary driver of premium seat sales. Because<br />

st<strong>and</strong>ard arenas are typically home to at least one sports tenant, they are often more<br />

successful <strong>in</strong> market<strong>in</strong>g premium seat<strong>in</strong>g than venues that do not have a primary sports<br />

tenant. Seven of the eight comparable “st<strong>and</strong>ard” arenas <strong>in</strong>cluded <strong>in</strong> this analysis<br />

<strong>in</strong>corporate premium seat<strong>in</strong>g, while just two of the “multi-purpose” facilities offer<br />

premium seat<strong>in</strong>g.<br />

• Based on conversations with project representatives, a new facility <strong>in</strong> <strong>Coeur</strong> d’Alene is<br />

not <strong>in</strong>itially anticipated to have a tenant sports franchise or program. Therefore, a<br />

traditional premium seat<strong>in</strong>g program may not be marketable. However, should the<br />

facility become the home of a tenant franchise, a limited premium seat<strong>in</strong>g program may<br />

Market Dem<strong>and</strong> Analysis<br />

Based on the results of the local market conditions analysis, the analysis of comparable facilities<br />

<strong>and</strong> extensive <strong>in</strong>terviews with representatives of organizations that could br<strong>in</strong>g events to a new<br />

facility <strong>in</strong> <strong>Coeur</strong> d’Alene, estimates were developed regard<strong>in</strong>g the annual event <strong>and</strong> attendance<br />

levels that could be achieved <strong>by</strong> the proposed facility based on market dem<strong>and</strong>. The follow<strong>in</strong>g is<br />

a summary of the key methods <strong>and</strong> f<strong>in</strong>d<strong>in</strong>gs of the market dem<strong>and</strong> analysis.<br />

• The greatest opportunity to attract tour<strong>in</strong>g events such as concerts, family shows, rodeos,<br />

motorsports <strong>and</strong> other such events may be offer<strong>in</strong>g a more <strong>in</strong>timate, lower cost alternative<br />

to Spokane Arena. While Spokane Arena has been successful <strong>in</strong> attract<strong>in</strong>g a wide variety<br />

of events <strong>and</strong> form<strong>in</strong>g strong relationships with event promoters, its capacity <strong>and</strong> cost<br />

structure may not be appropriate for many events that are unlikely to draw attendance<br />

levels approach<strong>in</strong>g the Arena’s capacity. A facility offer<strong>in</strong>g approximately 6,000 seats <strong>in</strong><br />

<strong>Coeur</strong> d’Alene could fill a niche <strong>in</strong> the regional market for these mid-sized events.<br />
