A facility offer<strong>in</strong>g a clear span concrete floor <strong>in</strong> excess of 17,000 square feet would have the<br />
ability to attract exist<strong>in</strong>g Fairgrounds events that would like to exp<strong>and</strong> but are limited at the<br />
exist<strong>in</strong>g venue, as well as new consumer <strong>and</strong> trade shows that are not com<strong>in</strong>g to <strong>Coeur</strong> d’Alene<br />
due to lack of space. While these events represent an opportunity for the proposed event facility<br />
to fill event days <strong>and</strong> generate revenues, it should be noted that some of these events may come<br />
at the expense of the Fairgrounds should some of its exist<strong>in</strong>g events relocate to the new facility.<br />
However, these impacts may be mitigated <strong>by</strong> potential synergistic relationships between the<br />
proposed facility <strong>and</strong> the Fairground’s event facilities. Additional discussion of the potential<br />
relationship between the proposed Riverstone facility <strong>and</strong> the Fairgrounds can be found <strong>in</strong> the<br />
Build<strong>in</strong>g Program Analysis presented <strong>in</strong> the follow<strong>in</strong>g chapter.<br />
For purposes of this analysis it is assumed that the facility will be developed primarily as a sports<br />
<strong>and</strong> spectator event venue, with limited ancillary meet<strong>in</strong>g <strong>and</strong> flat floor offer<strong>in</strong>gs outside of the<br />
arena bowl. Therefore, flat floor utilization of the facility is assumed to consist primarily of<br />
events utiliz<strong>in</strong>g the ma<strong>in</strong> arena floor. Based on past event levels at <strong>Coeur</strong> d’Alene Resort <strong>and</strong> the<br />
Kootenai County Fairgrounds, <strong>in</strong>terviews with flat floor event organizers <strong>and</strong> event levels at<br />
comparable venues, the follow<strong>in</strong>g flat floor event <strong>and</strong> attendance estimates, consist<strong>in</strong>g largely of<br />
local consumer shows, have been developed for the proposed facility.<br />

With<strong>in</strong> this section, a number of event types that could potentially utilize the proposed multipurpose<br />
facility have been discussed. While the facility is not anticipated to host a full-time<br />
sports tenant, there appears to be dem<strong>and</strong> for a variety of other events to utilize the facility<br />
throughout the year. The follow<strong>in</strong>g table summarizes the annual event <strong>and</strong> attendance estimates<br />
presented <strong>in</strong> this analysis.<br />
