While a sports tenant could add approximately 30 to 35 annual events, it is important to note that<br />
some of the events <strong>in</strong>cluded <strong>in</strong> the basel<strong>in</strong>e estimates would likely be displaced <strong>by</strong> the hockey<br />
team due to schedul<strong>in</strong>g conflicts. Also, some events may not be able to be accommodated due to<br />
the presence of a permanent ice sheet <strong>in</strong> the facility. Therefore, it is estimated that non-tenant<br />
event levels would be reduced <strong>by</strong> approximately 16 events per year due to the presence of a<br />
tenant sports franchise, <strong>in</strong>clud<strong>in</strong>g one concert, one tour<strong>in</strong>g sports event, three NIC sports events,<br />
two high school games, two amateur sports events, two community events <strong>and</strong> five days of flat<br />
floor events. This would result <strong>in</strong> an estimated 88 to 113 total events per year, with attendance<br />
rang<strong>in</strong>g from approximately 234,500 to 302,000.<br />
Baseball Analysis<br />
In addition to a multi-purpose <strong>in</strong>door facility, the proposed sports complex is also envisioned to<br />
<strong>in</strong>clude a baseball venue comprised of two fields with spectator seat<strong>in</strong>g <strong>and</strong> amenities such as<br />
locker rooms <strong>and</strong> concessions st<strong>and</strong>s. The baseball fields would be located <strong>in</strong> the Black Rock<br />
development, which is located immediately to the west of the Riverstone Development. The<br />
fields would be across the street from the proposed <strong>in</strong>door facility site, allow<strong>in</strong>g for shared<br />
park<strong>in</strong>g between the two venues. A limited market dem<strong>and</strong> analysis was conducted to provide a<br />
prelim<strong>in</strong>ary assessment of the potential market dem<strong>and</strong> for two new baseball fields <strong>in</strong> <strong>Coeur</strong><br />
d’Alene.<br />
The proposed baseball fields could host three primary types of events:<br />
• Tenant baseball team home games;<br />
• Games <strong>and</strong> practices of local American Legion <strong>and</strong> other youth <strong>and</strong> amateur baseball<br />
teams; <strong>and</strong>,<br />
• Baseball tournaments.<br />
The follow<strong>in</strong>g is an analysis of potential dem<strong>and</strong> for tenant <strong>and</strong> non-tenant baseball activities at<br />
the proposed complex.<br />
Tenant Baseball<br />
The Spokane RiverHawks of the West Coast League (“WCL”) represent an opportunity for a<br />
new ballpark <strong>in</strong> <strong>Coeur</strong> d’Alene to attract a tenant baseball franchise. The ownership of the<br />
RiverHawks has <strong>in</strong>dicated that the team would relocate to <strong>Coeur</strong> d’Alene if an appropriate<br />
facility is built.<br />
The WCL consists of eight teams located <strong>in</strong> Wash<strong>in</strong>gton, Oregon <strong>and</strong> British Columbia. Each<br />
team has historically played a 42-game season between early June <strong>and</strong> mid-August. The<br />
schedule will exp<strong>and</strong> to 48 games for the 2009 season. Each team will play 24 home games <strong>and</strong><br />
have the option to host up to six additional non-League games.<br />
