Overall Housing AffordabilityAccording to the US Department of Housing and Urban Development, the generally accepted definitionof affordability is for a household to pay no more than 30 percent of its annual gross income for housingcosts. According to the Lowcountry Housing Trust, a variety of workersin fields as diverse as education, law enforcement, and retail may desire to live in the communitieswhere they work in, yet housing might not be affordable to these workers,. For home ownership, theUS Department of Housing and Urban Development assumes that a household will not spend more than3 times their income for housing. Based on the most recent sales data from the Charleston TridentAssociation of Realtors, the median price of a newly sold home in Summerville in 2010 is $162,960. Thisis approximately 3.1 times the median income for residents of the town. In relation to the region, whilethe average worker may be less likely to affordably purchase a home than a similar buyer in GooseCreek, a homebuyer would be in better position to afford a home in Summerville than in the metroCharleston region as a whole, as shown by the affordability ratio in Table HO3.Housing Element Page 11
