facts & figuresLand Use• Auto-Urban Residential (AR): This type <strong>of</strong> development includesneighborhoods with lots that are less than 8,000 square feet. The originaltown area is a good example <strong>of</strong> Auto‐Urban Residential character. Thischaracter type also includes manufactured home parks and lower densitymultiple family developments with densities up to 10 dwelling units peracre.• Urban Residential (UR): This refers to higher density residential living,such as apartment complexes with more than 10 dwelling units per acre.These are typically located in and around downtown as well as adjacent tomajor roadway corridors. They are <strong>of</strong>ten used as a transitional usebetween lower density residential and higher intensity non‐residentialuses.• Suburban Commercial (SC): This type <strong>of</strong> commercial development isdistinguished by the size and scale <strong>of</strong> buildings as well as the ratio <strong>of</strong>landscape surface. It is also distinguished by the level <strong>of</strong> use intensivenessor magnitude <strong>of</strong> activity affecting adjacent uses. Smaller scale <strong>of</strong>ficebuildings and business campuses with expanses <strong>of</strong> open space areexamples <strong>of</strong> this character type.• Auto-Urban Commercial (AC): This character type is denoted by itsassociation with automobile‐oriented uses, such as fast food restaurants,gasoline stations, and shopping centers. Examples <strong>of</strong> this character arefound along any <strong>of</strong> the major roadway corridors.• Urban Commercial (UC): This character type is most common indowntown areas where there are high floor‐to‐site‐area ratios, little or n<strong>of</strong>ront and side yard setbacks, and minimum building heights <strong>of</strong> two orthree stories. There are no areas within <strong>Alvin</strong> that truly reflect an urbancharacter although the downtown block along S. Gordon Street mostclosely resembles this character type.• Suburban Industrial (SI): The Suburban Industrial character type isdistinguished by the amount <strong>of</strong> open space versus building area. Theunoccupied industrial facility on the west side <strong>of</strong> the S.H. 35 Bypassbetween Steele Road and Dickinson Road is an example <strong>of</strong> this type <strong>of</strong>character.• Auto-Urban Industrial (SI): This generally refers to most industrial useshaving high floor area and impervious surface ratios and large areasdevoted to outdoor storage <strong>of</strong> materials and operational activities.April 1, 2005Page 3-40
