Land Usefacts & figures3. Development patterns should provide for transitions andbuffering between various land use intensities. Where landuses <strong>of</strong> imcompatible intensities abut, there should be adequatebufferyards to separate them.4. Potential adverse impacts on adjacent land use types should beconsidered in the <strong>City</strong>’s development review process(including factors such as noise, odor, pollution, excessive light,traffic, etc.).5. New development or redevelopment on “in‐fill” parcels inestablished developed areas should maintain compatibilitywith existing uses and the prevailing land use pattern in thearea.6. The <strong>City</strong>’s land use pattern should focus new development andsignificant redevelopment where adequate public services andutility capacity are already in place or projected forimprovement, including streets, water, wastewater, anddrainage infrastructure.7. Land uses with heavier traffic generation should be located onhigher‐capacity roadways to ensure safe and appropriatetransportation access and circulation.8.
