A set of First Principles have been developed to guide decision making on corridor projects. These
overarching, interrelated statements of the essential qualities and values of the San Jacinto Texas Historic
District corridors were approved by the individuals and groups involved in the project.

Sustainable, ecologically-based
Landscapes and infrastructure within the corridor are developed
using integrated green practices that support the health and vitality
of the area.
Cost effective, long-term value
Design elements will provide economic value through the integration
of sustainable practices and the analysis of both capital costs and longterm
operations/maintenance costs.
Enhanced image through integrated systems
and creative applications of public art
The perception and image of the area will draw interest, visitors, and
investment through the creative integration of sustainable practices
with public art that is beautiful, functional, and educational.
Beautiful
Public improvements and amenities that are made to be beautiful will
be loved by the community, embraced, and sustained over time.
Engaging, educational
Public improvements and displays that provide lessons about the past,
and demonstrations for the future, will engage people and generate
interest in the area.

Collaboration and partnership with all of the key stakeholder groups
and organizations in the area will ensure successful implementation
of the standards.
Authentic - true to the unique cultural
and natural history of the District
Installations done with att ention to accuracy and authenticity will

Sense of place and local pride - locally
sourced, local craftsmen / artisans
Pride and connection to the area through public amenities and
infrastructure built with local materials and craftsmen, which helps
support a vibrant local economy.
Connections, multi-modal accessibility
Public infrastructure that supports safe, convenient pedestrian and
bicycle access will att ract greater investment and visitors, and will
best serve the long-term interests of the community.
10. Compatible with existing codes, guidelines, and policies
Designs will be compatible with existing regulatory policies to the
degree possible to ensure they are embraced by the municipalities
and agencies within the District.
