The following section describes the estimated shadows under the Build and No-Build Conditions.<br />

March 21<br />

March 21 is the spring equinox on which <strong>Boston</strong> experiences roughly equal length day and night. The No-<br />

Build and Build Condition shadows are depicted on Figure 4.2a.<br />

No-Build Condition<br />

On March 21 at 9:00 AM, the Project Site is shaded along its two sides. Most of the sidewalk along the<br />

Brookline Avenue frontage remains in shadows cast by the existing on-site building while the Trilogy<br />

building creates shadows on the driveway to the east of the Project Site. The site frontage along the Boylston<br />

Street is in full sunlight. In the vicinity of the Project Site, the Landmark Center casts its shadows west over its<br />

front entrance and to the north over its parking lot.<br />

At 12 noon on March 21 as the sun moves to the south, much of the shadows over the sidewalk along<br />

Brookline Avenue get shorter and most of the driveway comes out of the shade of Trilogy. The Boylston<br />

Street frontage remains in full sunlight. Also, the Landmark Center no longer casts its shadows by its front<br />

entrance. By 3:00 PM, the shadows move east, allowing sunlight to shine through Brookline Avenue and<br />

Boylston Street. Shadows are cast on the driveway to the east of the Project Site.<br />

Build Condition<br />

Under the Build Condition, at 9:00 AM the existing shadows on Brookline Avenue frontage will expand<br />

towards the northwest over a portion of the Landmark Center. By 12:00 Noon, these new shadows clear off<br />

the front entrance of the Landmark Center and fall on a smaller portion of the Brookline Avenue frontage.<br />

The proposed building will also cast shadows on a limited portion of the driveway to the east of the Project<br />

Site and on the west façade of Trilogy. At 3:00 PM, the shadows along Brookline Avenue clear off. Thus, the<br />

only effect caused by the Project is partial shadows on west façade of Trilogy and on the site driveway.<br />

June 21<br />

June 21 is the summer solstice with the longest day of the year and the smallest shadows expected.<br />

Figure 4.2b depicts the anticipated shadows cast by the No-Build and Build Conditions.<br />

No-Build Condition<br />

At 9:00 AM, the Project Site is shaded along its two sides: most of the sidewalk along the Brookline Avenue is<br />

<strong>cover</strong>ed by shadows from the existing on-site building; and the driveway to the east is shaded by Trilogy. As<br />

in the case of the spring equinox, the whole frontage along the Boylston Street receives full sun exposure and<br />

the Landmark Center casts shadows to the west on its front entrance.<br />
