The Point, <strong>Boston</strong><br />

On June 21 by 12:00 Noon, the existing shadows move north and disappear totally on both Brookline Avenue<br />

and the driveway to the east of the Project Site. The Boylston Street frontage still remains in full sunlight and<br />

the shadows cast west of the Landmark Center on its front entrance disappear. At 3:00 PM, the existing<br />

shadows move towards the east, partially over the driveway. Both Brookline Avenue and Boylston Street<br />

frontages receive full sun exposure. By 6:00 PM, the majority of the surrounding streets are within the<br />

shadows of the existing buildings.<br />

Build Condition<br />

At 9:00 AM, the Project casts additional shadows on Brookline Avenue, which already receives shadows from<br />

existing on-site building. A small portion of the west parking lot at the Landmark Center also goes under new<br />

shadows from the Project. At 12:00 Noon, the sun moves towards the Brookline Avenue frontage and a<br />

portion of the driveway to the east and west façade of Trilogy. At 3:00 PM, the sun is located in a westerly<br />

orientation where new shadows are limited to the driveway to the east, the west façade of Trilogy, and<br />

frontage along Boylston Street. By 6:00 PM, the sun is due northwest and new shadows <strong>cover</strong> portions of the<br />

Boylston Street frontage and the west façade of Trilogy as well as extend over several roof-tops of existing<br />

buildings located south-east of the Project Site.<br />

September 21<br />

September 21 is the fall equinox where <strong>Boston</strong> experiences roughly equal length days and nights. The No-<br />

Build and Build Condition shadow conditions are depicted on Figure 4.2c.<br />

No-Build Condition<br />

At 9:00 AM, the sun is located in the southeast. Similar to the spring equinox and summer solstice, the<br />

existing on-site building cast shadows on most of the sidewalk along the Brookline Avenue frontage. The<br />

driveway to the east of the Project Site is also under shadow cast by Trilogy while the Boylston Street frontage<br />

is in full sun exposure. In addition, the Landmark Center casts its shadows towards the west by its front<br />

entrance.<br />

By 12:00 Noon, the sun is due south. At this time, shadows shift towards north and shrink on the Brookline<br />

Avenue frontage. The driveway to the east goes under partial shadows from the existing on-site building<br />

while the Boylston Street frontage remains in full sunlight. In the near vicinity, the shadows west of the<br />

Landmark Center disappear.<br />

By 3:00 PM, the sun is located in the southwest. The shadows along the Brookline Avenue frontage disappear<br />

completely, while the driveway to the east goes under more shadows from the existing on-site building.<br />

Boylston Street frontage remains in full sunlight during this time. At 6:00 PM, the sun has nearly set and most<br />

of the neighborhood is in the shadows of existing buildings.<br />

Build Condition<br />

Under the Build Condition, at 9:00 AM the proposed building will cast additional shadows towards the north<br />

over Brookline Avenue, which is already mostly in shade to the east, as well as by the front entrance of the<br />

Landmark Center. At 12:00 Noon, the portion of the Brookline Avenue frontage that receives new shadows<br />

from the Project shrinks and moves towards the northeast. Also, limited shadows fall onto the west façade of<br />
