The Point, <strong>Boston</strong><br />
Trilogy. At 3:00 PM, the sun shifts west and new shadows are limited to portions of the driveway to the east<br />
and the west façade of Trilogy. The frontage along Brookline Avenue and Boylston Street is in full sun<br />
exposure. By 6:00 PM, most of the neighborhood is in shadows, as the sun is very low in the sky and,<br />
therefore, very limited amounts of net new shadows are experienced.<br />
December 21<br />
December 21 is the winter solstice and the shortest day of the year. <strong>Boston</strong> experiences long shadows<br />
throughout the day in most locations. The No-Build and Build Condition shadows are depicted on<br />
Figure 4.2d.<br />
No-Build Condition<br />
At 9:00 AM, the sun is located almost in the south and low in the sky resulting in expansive shadows towards<br />
the north. Under the No-Build Conditions, all of the Brookline Avenue site frontage and portion of the<br />
driveway to the east are under shade while most of the Boylston Street frontage is in sunlight. The Landmark<br />
Center casts shadows north over its parking lot. At 12:00 Noon, the existing on-site building shades most of<br />
the Brookline Avenue frontage and a portion of the driveway to the east. Like the summer solstice and the<br />
two equinoxes, the Boylston Street frontage is in full sunlight. At 3:00 PM, the sun is located in the southwest<br />
and low in the sky, shading the majority of the driveway to the east. The Brookline Avenue frontage is mostly<br />
clear of shadows and the Boylston Street frontage continues to receive full sunlight. The sun sets<br />
approximately at 4:15 PM EST.<br />
Build Condition<br />
At 9:00 AM, new shadows are limited to the sidewalk along Brookline Avenue, the southern façade and roof<br />
of the Landmark Center, and several roof-tops of existing buildings just north of the Landmark Center. By<br />
12:00 Noon, new shadows move over the sidewalk along Brookline Avenue towards the northeast as well as<br />
over a small portion of the west façade of Trilogy. At 3:00 PM, the sun is low in the sky and shadows<br />
dominate the area around the Project Site. New shadows are cast by the proposed building largely in the<br />
northeasterly direction and fall on a portion of west façade of Trilogy. The Brookline Avenue frontage comes<br />
out of shadow and the Boylston Street frontage remains in full sunlight during this time. The sun sets on<br />
December 21 approximately at 4:15 PM EST.<br />
Daylight<br />
The following section describes the anticipated effect on daylight <strong>cover</strong>age at the Project Site as a result of the<br />
Project. An analysis of the obstruction of skyplane under the No-Build and Build conditions is a requirement<br />
of the Article 80 Large Project Review (Section 80B-2(c) of the City of <strong>Boston</strong> Zoning Code). The daylight<br />
analysis was prepared using the BRA’s Daylight Analysis Program (BRADA) and has been completed in<br />
accordance with the requirements of Article 80.<br />
