two significant condo developments.<br />

<strong>The</strong> renovation <strong>of</strong> 3rd Avenue is currently underway,<br />

and will <strong>in</strong>clude sidewalk remediation, relocation <strong>of</strong><br />

utility l<strong>in</strong>es underground, <strong>in</strong>stallation <strong>of</strong> street trees,<br />

irrigation and custom street furniture. <strong>The</strong>se<br />

improvements should br<strong>in</strong>g more downtown<br />

attractions and assets with<strong>in</strong> comfortable reach for<br />

people on foot while encourag<strong>in</strong>g people to spend<br />

more time downtown. <strong>The</strong>se improvements also<br />

co<strong>in</strong>cide with private commercial developments along<br />

3 rd Avenue.<br />

Improvements to the public realm along downtown<br />

Saskatoon's streets, however, have not been<br />

matched by large park or public square <strong>in</strong>vestments<br />

<strong>in</strong> the heart <strong>of</strong> the downtown. This could be an<br />

excit<strong>in</strong>g new consideration for downtown Saskatoon.<br />

Future Investments<br />

<strong>The</strong>re are many future <strong>in</strong>vestments be<strong>in</strong>g made to the<br />

City <strong>of</strong> Saskatoon’s downtown. In the south end, the<br />

previously mentioned River Land<strong>in</strong>g project is set to<br />

enter a major phase <strong>of</strong> development. This will <strong>in</strong>clude<br />

an <strong>in</strong>crease <strong>in</strong> the amount <strong>of</strong> residential units, <strong>of</strong>fice<br />

and retail space <strong>in</strong> the immediate vic<strong>in</strong>ity. While <strong>in</strong><br />

the north end <strong>of</strong> the downtown, a new police<br />

headquarters is undergo<strong>in</strong>g construction <strong>in</strong><br />

conjunction with streetscape redevelopment <strong>of</strong> 25 th<br />

Street. Overall, the comb<strong>in</strong>ation <strong>of</strong> these <strong>in</strong>vestments<br />

has the potential to transform the core and be the<br />

start <strong>of</strong> a new era <strong>in</strong> downtown Saskatoon.<br />

<strong>The</strong> upcom<strong>in</strong>g stages <strong>of</strong> River Land<strong>in</strong>g have<br />

the potential to transform downtown<br />
