SECTION 01 70 00 – CLOSEOUT<br />

1.5 FINAL CLEANING<br />

A. Cleaning: Employ experienced workers or pr<strong>of</strong>essional cleaners for final cleaning. Clean each surface<br />

or unit to the condition expected in a normal, commercial building cleaning and maintenance program.<br />

Comply with manufacturer's instructions.<br />

1. Complete the following cleaning operations before requesting inspection for Certification <strong>of</strong><br />

Substantial Completion.<br />

a. Remove labels that are not permanent labels.<br />

b. Clean exposed exterior and interior hard-surfaced finishes to a dust-free condition, free <strong>of</strong><br />

stains, films and similar foreign substances. Restore reflective surfaces to their original<br />

reflective condition.<br />

c. Clean the site, <strong>of</strong> rubbish, litter and other foreign substances. Sweep paved areas broom<br />

clean; remove stains, spills and other foreign deposits. Rake grounds that are neither paved<br />

nor planted, to a smooth even-textured surface.<br />

B. Removal <strong>of</strong> Protection: Remove temporary protection and facilities installed for protection <strong>of</strong> the Work<br />

during construction.<br />

C. Compliance: Comply with regulations <strong>of</strong> authorities having jurisdiction and safety standards for<br />

cleaning. Do not burn waste materials. Do not bury debris or excess materials on the Owner's property.<br />

Do not discharge volatile, harmful or dangerous materials into drainage systems. Remove waste<br />

materials from the site and dispose <strong>of</strong> in a lawful manner.<br />

1. Where extra materials <strong>of</strong> value remaining after completion <strong>of</strong> associated Work have become the<br />

Owner's property, arrange for disposition <strong>of</strong> these materials as directed.<br />

1.6 WARRANTIES & GUARANTEES<br />

A. In addition to guarantees otherwise specified in other sections <strong>of</strong> the Specifications, the Contractor and<br />

each individual Subcontractor shall guarantee and warrant, in writing, the work to be performed, and all<br />

materials to be furnished under this Contract against the defects in materials or workmanship and to pay<br />

for the value <strong>of</strong> repair <strong>of</strong> any damage to other work resulting there from for a period <strong>of</strong> one (1) year<br />

from date <strong>of</strong> Substantial Completion All guarantees and warranties required by the Specifications shall<br />

be in writing in requisite legal form, and delivered to the Construction Manager at the time <strong>of</strong><br />

submission <strong>of</strong> requisition for final payment. All Subcontractor's guarantees and warrantees shall be<br />

underwritten by the Contractor, who shall obtain and deliver same to the Construction Manager before<br />

the Work shall be deemed finished and accepted.<br />

B. The Contractor shall, at its own expense and without cost to the Owner, within a reasonable time after<br />

receipt <strong>of</strong> written notice there<strong>of</strong>, make good any defects in material or workmanship which may develop<br />

during stipulated guarantee periods, as well as any damage to other work caused by such defects or by<br />

their repairs. Any other defects in material or workmanship, not reasonably observable or discovered<br />

during the guarantee period, shall be repaired and/or replaced at the Contractor's expense and such shall<br />

be completed within a reasonable time after written notice is given to the Contractor.<br />

C. It is anticipated that certain permanent equipment will have to be activated during construction <strong>of</strong> the<br />

project to support construction operations. This would particularly be the case with respect to elevators<br />

and those portions <strong>of</strong> the permanent heating and cooling system which might be required to provide<br />

<strong>Ramapo</strong> <strong>College</strong> <strong>of</strong> <strong>New</strong> <strong>Jersey</strong><br />
