4.26 Maintenance <strong>of</strong> Construction Access Routes<br />

4.26.1 The Contractor shall be responsible for providing and maintaining unobstructed traffic lanes on the<br />

designated Construction Access Routes either shown on the Contract Drawings or reasonably required so as to perform<br />

the Work and shall provide and maintain all reasonably required safety devices. He shall provide the addition <strong>of</strong><br />

materials, their grading and compaction, the removal <strong>of</strong> snow and debris so as to provide and maintain the general<br />

serviceable condition <strong>of</strong> the access roadbed, as well as pedestrian ways.<br />

4.27 <strong>Project</strong> Sign<br />

4.27.1 The Contractor shall erect and maintain one (1) sign at the <strong>Project</strong> Site. Paintings shall be done by a<br />

pr<strong>of</strong>essional sign painter, with two (2) coats <strong>of</strong> exterior paint, colors, letter face and layout as shown. No other signs will<br />

be permitted at the Site unless otherwise authorized by the Contracting Officer. Upon completion <strong>of</strong> the <strong>Project</strong>, and<br />

when directed by the Construction Manager or the <strong>College</strong>, the Contractor shall remove the sign.<br />

4.28 Maintenance Bond<br />

4.28.1 Prior to final inspection and acceptance <strong>of</strong> the work by the Contracting Officer and its authorized<br />

representatives, the Contractor shall furnish a one year maintenance guarantee in the amount <strong>of</strong> five percent (5%) <strong>of</strong><br />

the final total contract cost, in the form <strong>of</strong> a certified check or a maintenance bond for the same amount guaranteeing<br />

faithful compliance with the guarantee noted above.<br />

4.29 Use <strong>of</strong> Premises<br />

4.29.1 The Contractor shall limit his use <strong>of</strong> the premises to construction activities in areas indicated.<br />

4.29.2 Confine operations to areas within contract limits indicated. Portions <strong>of</strong> the site beyond areas in<br />

which construction operations are indicated are not to be disturbed.<br />

4.29.3 Keep driveways and entrances serving the premises clear. Parking spaces outside <strong>of</strong> the<br />

construction area are to be available at all times to the <strong>College</strong>. Do not use these areas for parking or storage <strong>of</strong><br />

materials. Schedule deliveries to minimize impact to <strong>College</strong> operations.<br />

4.29.4 Maintain the existing building in a weather tight condition throughout the construction period.<br />

Repair damage caused by constructions operations. Take all precautions necessary to protect the building during the<br />

construction period.<br />

4.30 Operation and Maintenance <strong>Manual</strong>s<br />

4.30.1 Prepare instructions and data by personnel experienced in maintenance and operation <strong>of</strong> described<br />

products. Final payment will not be processed until submitted and approved. A total <strong>of</strong> (3) copies and an electronic<br />

version on CD are to be submitted.<br />

4.30.2 Prepare data in the form <strong>of</strong> an instructional manual.<br />

4.30.3 Binders are to be commercial quality, 8-1/2 x <strong>11</strong> inch three ring binders with durable plastic<br />

covers. When multiple binders are used, correlate data into related consistent groupings.<br />

1. Identify each binder with typed or printed title “Operation and Maintenance Instructions”,<br />

identify the project, identify subject matter <strong>of</strong> contents.<br />

2. Provide tabbed dividers for each separate product and system, with typed description <strong>of</strong><br />

product and major component parts <strong>of</strong> equipment.<br />
