The site itself is relatively free from constraints. Thesite is isolated from local facilities. Key negative impacts relate to the openness of the Green Beltand its position within the countryside in relation to existing employment and urban areas. Thereis also a need to create a new access on to Ham Lane. A further negative aspect of this site is alack of accessibility to nearby services and public transport.
