Core Strategy OptionsPreferred Option KS 13Provision of Employment LandSufficient land with the necessary locational attributes will be provided in appropriate locationsto meet the requirements of businesses currently located in the districts and those that can beattracted to the area to 2026. An appropriate mix of premises will be encouraged on employmentsites within the portfolio to meet these business needs. Live / work units will be encouraged forbusiness activity that is acceptable in environmental terms (noise, discharges by emissions byland, air or water) and that will not affect the health, safety or amenities of nearby land.Employment land supply located in Christchurch and East Dorset will contribute in part tomeeting the wider strategic requirement across South East Dorset as determined in the 2008Bournemouth, Dorset and Poole Workspace Strategy. In particular, strategic sites such asBournemouth Airport Business Park (options in East Dorset to be determined following publicconsultation) will contribute to this wider sub regional requirement. The combined district levelrequirement for Christchurch, East Dorset, and Bournemouth is 65.3ha. In order to meet thisoverall requirement, and in relation to existing land supply approximately 20ha in Christchurchand 30ha in East Dorset is required as a minimum to meet projected demand to 2026. Subjectto suitable transport infrastructure improvements serving Bournemouth Airport and employmentsite options in East Dorset there is scope to bring forward 50 – 65ha of employment land acrossthe area. The higher development figure would provide some flexibility over and above projectedemployment land requirements set out in the Workspace Strategy. Employment activity whichmakes a significant contribution to innovation, raising economic productivity and highly skilledand well paid jobs will be encouraged on employment sites within the area that can offer thenecessary locational attributes.54September 29th, 2010 Christchurch and East Dorset Council Meetings Core Strategy Options
