of the river valley. This was then complemented<br />

by the establish-ment of a new series of public spaces<br />

and pedestrian connections throughout the site,<br />

around which programming within existing and new<br />

building could be organized.<br />

FOCUS ON ADAPTIVE RE-USE<br />

Given Evergreen’s vision and our increasing collective<br />

realization that the greenest building is often the one<br />

that already exists, it seemed natural to ensure a design<br />

focus on adaptive re-use, rather than an emphasis<br />

on new buildings in a field of ruins, as had been<br />

suggested in an earlier master plan for the property.<br />
