<strong>Copenhagen</strong> and housing price differentials between the two cities, a<br />

dynamic that is probably also reflected in commuting patterns from<br />

Sjaelland to the Capital <strong>Region</strong>. Strong growth in commuting flows began in<br />

2004, when the difference between housing prices in <strong>Copenhagen</strong> and<br />

Malmö rose to 60% (Figure 1.17). This correlation makes it difficult to<br />

extrapolate the commuting trends: one would expect net commuting growth<br />

from southern Sweden to decrease if property prices equalise. Around 55%<br />

of commuters from south Sweden into <strong>Copenhagen</strong> are Danish, around 45%<br />

Swedish. 18<br />
