- 100-* The remainder of the sites shall contain a minimum area of 121mzwith a minimum width and depth of 11 metres and no caravanparked thereon shall exceed 8 metres in length.*Any site designated for short term occupancy which is situated onthe comer of internal access roads or adjacent to a pedestrian pathor a visitor parking area shall comprise a width which is 1.5metres in addition to the requirements outlined above.Each site shall be provided with underground services includingdrainage, waste disposal, water supply, and power to therequirements and satisfaction of the City Engineer.Structures other than private amenities shall not be permitted onshort term occupancy sites. Outbuildings or storage sheds shallnot be permitted on these sites.(iv) Recreation AreaNot less than 10% of the total site area of the Caravan Park orMobile Home Park shall be provided as a landscaped recreationarea for the use of occupants, provided that the <strong>Council</strong> may, atits discretion having regard to the ratio between long and shortterm occupancy sites and the adequacy of other recreationalfacilities in the area surrounding the development require 15% ofthe total site area to be provided as the landscaped recreation area.This area shall be:-- except for recreational equipment, fiee of structures,roadways, parking areas, drying areas or other utilitarianpurposes;- provided in addition to any public open space orrecreational areas or any buffer strips; and- provided to the satisfaction of the <strong>Council</strong>, in one or morelocations of not less than 500mZ in area with a minimumdimension of 15 metres and with adequate access to aoccupants of the development.Electric or gas powered bar-b-ques and a fenced children'splayground shall be provided to the satisfaction of the CityPlanner within the recreation area. Children's playgrounds shallbe suitably located to facilitate adult supervision and to ensureadequate safety.At the discretion of the <strong>Council</strong>, certain buildings or structuresused solely for recreation purposes may be erected within therecreation area.*All recreational facilities shall be located and designed to thesatisfaction of the <strong>Council</strong> so as not to adversely affect theamenity of nearby residential sites both within and adjacent to thedevelopment.(v) LandscapingThe development shall be landscaped and fenced in accordancewith a professional prepared landscape plan approved by the CityPlanner. Landscaping and fencing in accordance with theapproved landscape plan shall be completed to the satisfaction ofthe City Planner prior to the commencement of use of theCaravan Park or Mobile Home Park or as otherwise determinedby the <strong>Council</strong>. Such landscaping and fencing shall also bemaintained thereafter to the satisfaction of the City Planner.
