- 113 -This landscaped strip may include part or all of the area requiredby paragraph (i) above.(iii) Landscaping within the landscaped strip adjacent to the road frontagesmay be of a nature which allows visibility of vehicles, equipment, etcfor sale provided that grassed areas are minimised.4.8 Industrial Development4.8.1 General(a)Industrial development shall be designed and constructed to achieve thefollowing objectives :-(i)To ensure that industrial development is integrated into itssurroundings with minimal impact on amenity and, in particular, to :create a pleasant streetscape by establishing landscaped areasadjoining the street frontages of sites;screen unsightly elements associated with industrial development;Provide buffers between incompatible uses and zones.(ii)To enhance the working environment on sites.(iii) To take proper account of the physical character of the site and itssurrounds.(iv) To provide for convenient, safe and efficient movement of vehiclesand pedestrians within the site as well as to and from the site.(v)To meet the requirements for carparking access and loading set out in4.3 above.(vi) To meet the requirements for landscaping, fencing and amenity as setout in 4.5 above.(vii) To meet the requirements for the provision of external works andgeneral site development as required by this <strong>Planning</strong> <strong>Scheme</strong>.(b)(c)(d)Where a site proposed for industrial development comprises more than oneallotment, all allotments comprising the site shall be amalgamated by surveyinto one allotment before the development is commenced, unless otherwiseapproved by <strong>Council</strong>.Premises used or intended for the purposes of industrial development shallcomply with the design parameters and requirements of DevelopmentControl Plan 2 and Development Control Plan 5.Unless otherwise specified, all industrial development shall comply with therequirements of this sub-section.4.8.2 Specific Site Requirements(a)If a detached dwelling or other residential development is located on the siteof the proposed development, it shall :-(i)be demolished or removed prior to the commencement of the proposeddevelopment; or
