- 109 -(viii) The retention of an existing older style building on the site to beincorporated in the Medical Centre, where it is proposed to also erectnew buildings as part of the development, shall only be supported ifthe architectural features of the existing older style building areincorporated into the new buildings so that the Medical Centreexhibits an integrated architectural style.(ix) The retention of an existing older style building on the site to beconverted to a Medical Centre shall only be supported if the existingbuilding has individual architectural merit and complements thestreetscape.(x)The retention of an existing older style building will not be supportedif the performance criteria outlined above cannot be satisfied. Wherethe performance criteria cannot be satisfied, the existing older stylebuilding shall be resited on the site to achieve compliance ordemolished or removed from the site to enable a new development tobe proposed which fully complies with Council’s performance criteria.4.7.6 Funeral Parlour including Mortuary(a)Premises shall not be erected or used for the purpose of a Funeral Parlourincluding Mortuary unless the following requirements are satisfied :-(i)(ii)The mortuary shall be physically separated from all public areas of thebuilding in which it is situated but may be integral with theconstruction of the remainder of the buildings.A body preparation room shall be provided in the mortuary. The bodypreparation room shall have a minimum floor area of lornZ.(iii) Refrigerated body storage facilities having sufficient capacity for thestorage of at least 2 adult bodies.(iv) An enclosed vehicle reception area or garage shall be providedadjacent to and with direct access to the mortuary.(v)The design of the enclosed vehicle reception area or agency shallensure that the transfer of bodies to or from any vehicle is screenedfrom public view.(vi) Carparking shall be provided in accordance with the requirements ofTable 1 in this Section.(vii) The vehicle reception area shall accommodate the total number ofhearses to be stored on the site in association with the funeral parlour.4.7.7 Child Care Centres(a)Child Care Centres will be subject to the following locational criteria inorder to protect the amenity of residential neighbourhoods :-(i)Child Care Centres that are dependent upon a much wider catchmentthan the immediate residential area for their survival must not belocated internally or within residential neighbourhoods. Suchfacilities should be externally located on roads which canaccommodate the additional traffk generated by the use.
